The fifteen minutes a year that saves your retaining wall.
Nobody maintains a retaining wall, which is why we rebuild so many of them. The annual check takes fifteen minutes, costs nothing, needs a spirit level and a screwdriver, and has to be done in July - not February. Here is exactly what to look at and what each thing means.
Why the check has to happen in winter.
This is the single most useful thing on this page, so it goes first. Check your wall in July or August, after a solid run of winter rain. Not in spring when you are doing the garden. Not in February when the weather is nice and you happen to be out there.
The reason is that a Pakenham retaining wall is only under real load when the Cardinia clay behind it is wet. In February the clay is dry, cracked and light, nothing is pushing on anything, and a completely blocked ag-drain looks precisely the same as a perfectly functioning one - both outlets are dry, because there is nothing to drain. Check the same wall in July and the working drain is running while the blocked one sits dry and the wall above it is quietly carrying roughly double its design load.
Winter is when the wall tells you the truth. Put a reminder in your phone for the first week of August and you will catch nearly everything on this page while it is still a few hundred dollars rather than a rebuild.
The fifteen-minute annual check.
- Plumb the wall and write the number down. Hold a 1m spirit level against the face and measure the gap at the bottom. The number itself matters less than the trend. 8mm this year and 8mm next year is a wall that settled and stopped. 8mm then 20mm is a wall that is moving. Keep the figures in a note on your phone - that record is worth more than any single reading.
- Find the ag-drain outlet and watch it after rain. The primary check. A working sub-soil drain will flow within hours of decent rain, not trickle a week later. Dry outlet after a wet week means blocked, crushed or never connected. No outlet you can find at all is its own answer.
- Clear the weep holes. The gaps at the base of the wall are the overflow path. Mulch, soil wash and garden bed creep block them within a couple of years. Two minutes with a screwdriver.
- Probe the timber posts at ground level. Push a screwdriver into the post at the soil line. More than 10 to 15mm of easy penetration means rot has started. The soil line is where timber posts die - it is wet and oxygenated at the same time, which is the worst combination there is.
- Audit the surcharge. Walk the top of the wall and ask what has appeared since last year. A trailer parked there. A shed. A water tank. A raised garden bed. 300mm of extra soil across the top of a 900mm wall is a real load increase on a footing designed without it.
- Check where your water goes. Follow downpipes and check sprinkler spray. A downpipe discharging into the soil behind a retaining wall will destroy it, and it is astonishingly common after a landscaping job.
- Check the grade above the wall. Ground should fall away from the top of the wall, not toward it. Settlement in the backfill over the first couple of years can reverse the fall and turn the top of your wall into a drain.
- Look at the posts and mortar. Galvanised steel posts corrode at the soil line, not in the air. On block walls, look for cracked or eroded mortar joints and for water tracking through them.

Five things owners do that shorten a wall.
None of these look like damage. All of them cost you years.
Rendering or sealing the face
It seems tidy. It traps moisture in the wall and blocks the weep holes, which are the only escape path for water that gets past the aggregate. If you want a finished look, choose a wall type that comes with one - the finishes available on concrete sleeper walls exist for exactly this reason.
Raising the garden bed behind the wall
Adding 300mm of soil along the top of a 900mm wall quietly increases the retained height by a third. The wall was engineered for 900mm. Nobody thinks of a garden bed as a structural change, but that is exactly what it is.
Planting a tree behind it
Two mechanisms, both bad, working in opposite directions. Roots wedge into the drainage aggregate and behind the wall. And on reactive Cardinia clay a thirsty tree draws moisture out in summer causing shrinkage, then the soil re-swells in winter, cycling the wall back and forth every year. Keep trees at least one and a half to two times the wall height away, further for a gum. Shrubs and shallow planting are fine.
Paving to the top of the wall
Paving is a surcharge and it is impermeable, so it both loads the wall and redirects surface water. Paving a path along the top of an existing garden wall is one of the most common triggers for a wall that stood happily for a decade suddenly starting to move.
Backfilling with the clay that came out
Usually done during a later landscaping job, when someone tops up settled backfill with site clay instead of free-draining aggregate. It caps the drainage stack and water can no longer reach the ag-drain. The whole system is explained on our drainage page.
What maintenance actually buys - 20m in Cardinia Lakes.
A 20 lineal metre timber sleeper wall at 900mm, twelve years old, on a Cardinia Lakes estate block. The owner does the winter check and finds the ag-drain outlet dry after a wet week, plus three posts that take a screwdriver at the soil line. Wall still plumb within 6mm.
- Clear and flush the ag-drain outlet: $180-$340

The alternative, had that check not happened for another six years, is the wall we usually meet: leaning 30mm, posts gone at the base, drainage never restored. That is a rebuild. In concrete sleeper at 900mm, 20m runs roughly $5,200-$8,000 interpolated from our published bands, plus $900-$1,900 in excavation and clay spoil removal. Call it $6,100-$9,900.
So fifteen minutes in August and about $1,800 bought another eight to ten years out of the existing wall, at roughly a quarter of the rebuild. A note on the last one, because it is where the honest advice lives. Retrofitting drainage means excavating the backfill and rebuilding the stack, so it only makes sense on a wall that is still structurally sound - under about eight years old and still plumb. How often should a retaining wall be checked in Pakenham?
Once a year, and the timing matters more than the frequency. Do it in July or August, after sustained winter rain, because that is the only time of year you can see whether the drainage is actually working. How do I know if my retaining wall drainage is still working?

If the outlet is dry after a wet week, the system is blocked, crushed or was never connected, and the wall is carrying hydrostatic pressure it was not designed for. If you cannot find an outlet at all, there is a fair chance no ag-drain was installed. A CCTV drain inspection at $280 to $480 settles it.
How long does a timber retaining wall last in Pakenham?
H4-treated pine in Cardinia clay realistically gives 15 to 25 years, and drainage is what decides where in that range you land. A well-drained timber wall with the backfill kept off the sleeper faces will reach the top of the band. A wall with no ag-drain, where the posts sit permanently in wet clay, will be showing rot at the soil line by year twelve to fifteen. Concrete sleeper walls run 25 to 50 years and masonry block walls 50 or more, largely because neither has an organic element to lose.
